Canterwood

Canterwood is Gig Harbor's most established gated community, a private golf and country club development situated immediately north of the city limits, just east of Highway 16 near St. Anthony Hospital. The community surrounds an 18-hole golf course and country club with amenities including tennis and pickleball courts, a pool, bocce ball, a fitness center, dining, and a full social calendar. The HOA provides 24-hour gated security, concierge vacation checks, an RV storage lot, parks, and additional sport courts for residents. Homes range from the mid $700,000s to over $2.7 million, with an average listing price around $1.6 million. The median sale price over the past 12 months has been approximately $1,157,500.

Properties in Canterwood range from well-maintained established homes from the 1990s and 2000s to larger custom estates on oversized lots, most surrounded by established evergreen trees. The community is positioned for convenient access to both Gig Harbor North amenities and downtown Gig Harbor, approximately five minutes to Highway 16 and Costco, seven minutes to the downtown waterfront.

Point Richmond, Richmond Point, and Sunrise Beach are three of the most secluded and sought-after waterfront communities on the northern Gig Harbor Peninsula, all situated along the Colvos Passage shoreline north of downtown. Point Richmond is part of the broader Canterwood area, approximately five miles north of downtown Gig Harbor, with waterfront and elevated view properties offering Colvos Passage, Vashon Island, and Mount Rainier views. The average sale price in Point Richmond has reached approximately $1,127,212, up 16% year-over-year, with homes selling in an average of just 11 days, among the fastest anywhere in the Gig Harbor market.

Richmond Point is a smaller companion community adjacent to Point Richmond, offering similar waterfront and view positions along Colvos Passage with access to the Point Richmond Beach Club boat launch and picnic area. The Crescent Valley area contains the lowest residential densities of any community in the greater Gig Harbor plan area, an important distinction for buyers seeking privacy, open space, and larger property footprints.

The housing stock here is newer than almost anywhere else in Gig Harbor, with modern Craftsman two-stories, open-plan ramblers, Northwest Contemporary estates, and a range of townhomes and condos, all built in the 2000s through the present.

The Borgen Boulevard corridor serves as the commercial spine of the area, with Costco, Target, Albertsons, the YMCA, St. Anthony Hospital, Galaxy Theatres, and a range of restaurants and services all concentrated within a short drive. The Cushman Trail, a paved multi-use path extending six miles toward downtown, provides a car-free connection between Harbor Hill and the waterfront.

Canterwood draws buyers specifically seeking the country club lifestyle, privacy, and the security of a gated community. The Colvos Passage waterfront and Point Richmond corridor draw buyers whose primary motivation is the view and the water and who understand that this caliber of waterfront position on Puget Sound is genuinely limited. Crescent Valley draws buyers seeking acreage and rural character. Harbor Hill and the Gig Harbor North corridor draw buyers looking for newer construction, lower entry points, and direct access to the most developed amenity base in the Peninsula.
