Demand is strong across price points, though the dynamics differ by community, waterfront properties in Cromwell, Warren, and Point Richmond move exceptionally fast when they appear, while larger-lot properties in Artondale and Rosedale offer more time to evaluate.

The median sale price for Gig Harbor overall is approximately $830,000, with significant variation by neighborhood. Gig Harbor North properties average around $860,000. Canterwood averages $1.15M. Artondale land listings are running a median around $880K. Point Richmond averages over $1.1M and is up 16% year-over-year.
